 Background

 This design forms the basis of the three (3) Competency assessments 9 - 12. The work you are required to achieve is shown later in each of the Competency assessments.

 

 The client is a property developer who intends to lease the building to various businesses. Although the developer has already leased floor space to some businesses the developer wants to have a building that can be leased to a broad range of businesses. Office fit-out will be done by the lessee.

 Overall requirements

 You are to assume that the overall parameters with regard to the Town Plan have been set and approved and that no further action is required to satisfy Town Planning requirements, except for compliance with on site traffic conditions.

 All requirements for compliance with the Building Code of Australia must be checked and adjustments made as necessary. You are to ensure that the building does not exceed 25m in height as defined by the BCA.

  

Basement

 The basement is to provide carparking for the tenants of the building. Direct access to all floors is to be provided by means of two (2) passenger lifts that will have the Lift Motor Room located on the top floor (Roof) of the building.

 You are to assume that the carparking bays shown on the plan are in accordance with the Brisbane City Plan 2000 requirements (refer to Resource book 3). You will however need to check that the turning circles, gradients and heights are adequate to meet requirements.

 The fire tunnels are to exit the building as shown. You will need to provide suitable egress from the fire tunnel up to ground level in accordance with Brisbane City Plan 2000 and the Building Code of Australia requirements.

 The loading dock is to be a raised platform capable of providing level access into the back of a Medium Rigid Vehicle (MRV as defined by the Brisbane City Plan 2000). The goods lift located on the loading platform is to be a hydraulically operated lift, operating between the basement and warehouse. You will have to adjust the levels in the basement to suit the site conditions. Remember that all gradients must be in accordance with traffic requirements set out in the Brisbane City Plan 2000.

 

 Roof (service area)

 The roof area is to accommodate all the services such as an air-conditioning plant room and an emergency power generator as well as the lift motor room. You will need to research the requirements for the plant and equipment needed to provide the various services for the building.

 

 

 

Walls:

Liftcore 200mm reinforced concrete walls.

 Other areas 200mm blockwork or 200mmm reinforced concrete walls as appropriate.

 

Roof (warehouse and shop area):

Steel Frame consisting of 360 UB rafters with 200 Z purlins

 – roof pitch minimum 2 degrees with suitable roof sheeting Stainless steel box gutters.

Glazing:

 

Structural frameless glazing to shop front.

 Full curtain walling glazing with concealed frames to curved wall

 Concealed aluminium framed glazing to the office areas.

 All doors to be radar controlled sliding doors.

 

 

 

Design brief

The chiller units and air handling systems will be located on the roof with secondary plant and equipment located in designated areas for each floor. The shop is also to be air-conditioned using the same equipment as for the offices. Any ancillary equipment required for the shops will be located on the roof of the shop and warehouse. You will have to research the requirements for the air-conditioning in order to provide adequate facilities for these services.

 Air Extraction:

 The toilet areas and kitchens will need to be provided with an air extraction system. The exhaust air will need to be taken up to the roof area. You will need to research this aspect in order to provide a ducting system of adequate size. For the purposes of this exercise it will be assumed that the basement carpark has sufficient natural ventilation, and will therefore not need to be mechanically vented.

 

 Lifts:

 The two cable driven passenger lifts are required to carry a maximum of 8 persons. The sizes required for the lift cores, overruns, lift motor room etc will need to be researched.

 The goods lift in the basement/warehouse is to be hydraulic. Again requirements for this equipment will be based on your research.

 Telecommunications:

 Normal telecommunication equipment is to be allowed for.

 

Security:

 Silent alarms connected to infrared detectors will be used throughout the building.

 

 

 

 Finishes

 

 Basement:

 Finishes in this area will generally be off-form concrete and blockwork with painted finishes. Provide protection for columns and other structural elements of the building against damage from moving vehicles.

 Shop:

 Other than the requirement for exposed grid suspended ceilings you may select the finishes. Remember that the shop is to be leased and that the tenant will be required to undertake their own fitout. Roof is to be insulated.

 Warehouse:

 No special finishes required, wall and columns will be painted. No ceilings required in this area, however the roof is to be insulated with foil backed insulation.

 Offices (all levels):

 You may select suitable finishes for these areas. Ceilings however must be suspended exposed grid with lift out panels.

 Roof (services area):

 External finishes to match design intent, ie. colorbond sheeting externally. Minimal finishes are to be used internally, mainly painting.

 External

 All exposed concrete and blockwork to be rendered and painted. Glazing systems as indicated earlier with powder coatings to exposed frames. Other finishes may be selected by you, but should be in keeping with the design intent.

 Sunhoods:

 You may select both the structure and finishes. However these should be in keeping with the design intent.

 Roof:

 Provide suitable claddings to walls and roof. External traffic areas to be tiled to ensure waterproofing. Provide painted or coated steel or aluminium handrails as required.
